A roof assessment should be carried out at least once a year, here are a few things that the home owner of a free standing house can do:
1. Go into the ceiling and assess batons and the underlay. Many plumbers when replacing a High pressure geyser go through the roof and cut the underlay. This could create problems with high winds and heavy rain. If the batons are spongy, start to budget for replacing them.
2. Consider painting your roof, as roof tiles will get brittle over time. It also helps to seal the roof on the outside if a quality paint is used.
3. Asbestos rooves and facia are to be removed, if you have these. Consider replacing sooner than later for health reason.
4. Gutters must be free and clear of debris, especially before rain season. If there are no facia between the gutter and the rafters, install them. The rafters will get wet and over a period of time wood rot will set in. To replace or repair rafter is a costly endeavour.
The best way to prevent high cost corrective maintenance is to do preventative maintenance.
